My partner and I were surprised how smooth things went with Meritage Homes. This was our first time buying a house, and Meritage was very helpful and responsive to our questions and needs. We've also found the house to be the perfect fit for us. We would definitely recommend Meritage as a builder and for people looking to purchase a home.

There were a few hiccups at move-in, such as a few things from the pre-move-in inspection not being addressed, the refrigerator having a couple of dings and dents, and the motor on it going bad before we even moved in and being extremely loud, to the point being on the same floor as it in silence wasn't really possible, and incorrect circuit breakers being installed and if not for our private inspector, may not have been addressed at all. The correct breakers are afci breakers, which when we asked why they weren't installed and how the unit passed inspection, the builder indicated that they switch the breakers out after inspection until after closing due to thievery. I am skeptical of this claim as it was not brought up by the builder at all, it was brought up by us, thankfully due to our inspector. Ricardo is a super friendly guy and did work diligently to get most things handled quickly, with the exception of the fridge, which took over a month and almost took longer. I can't say if that was his fault or not; I am just posting about the experience. Overall, Ricardo has been great, and I appreciate his efforts to get everything handled for us. Terry, who was our MTH Loan provider representative, was great, super friendly, and answered all of our questions quickly, efficiently, and friendly. The only thing is, if you are certain you can afford to close without utilizing their "0 closing cost" loans, I would highly suggest shopping around or refinancing after closing for a lower rate. Their rates are on the higher side for most places. The worst part of our experience thus far was the experience with the sales office agent, Zully. When we first toured the models in the middle of October, we were informed that the place we were looking at wouldn't be put on the market until Mid/End of November, but we could be placed on a waitlist, so we did that. We asked a few times if there was any indication if the unit would be available earlier, which we received a pretty firm no, which we were okay with, of course. We wanted to have some time to think about buying the unit, consider looking at other properties, etc. Exactly 1 week later, we got a call indicating the units were going to market that day and that we had approximately 2 to 3 hours to get down there to pick up the remaining 2 of 3 units for the floor plan we were looking at. We said we were fairly busy and would like to come down the next day and were told if we waited even the day, we would lose our place in line if someone else got there first despite being on their waiting list. When we asked why, it was because construction was ahead of schedule, and closing was no longer going to be at the end of January but in the middle of December. Well, that wasn't true; we closed at the end of January as originally communicated to no fault of our own. Then, when we picked out our unit and were signing the agreements with her, I asked if we could have an inspector of our choosing come through the place *before* closing, to which all 3 of us present clearly remember her saying we could not and that the inspection could only take place after closing. I didn't like that answer, but we decided to proceed anyway, obviously. Then I received a survey when signing our docs at Closer for how the team did, and I gave everyone but Zully a 10/10, who I gave a 6/10 due to her being the face of the company during the entire process leading up to closing to signal my discontent with the aforementioned 2 issues. The day after I submitted the survey, I received a call from Zully questioning why I didn't give her 10/10s and then trying to explain how the aforementioned issues weren't her fault. She even tried to say she never told us we couldn't have a pre-close inspection; we just needed to give them multiple weeks' notice ahead of time that we wanted it. Again, 3 of us were standing there when she said no pre-closing inspections and all 3 of us clearly remembered what was said. At this point, if we weren't closed already, I might have looked to back out of purchasing the place and ensure there were no penalties. Not only was the phone call completely inappropriate as someone who has worked in customer service-based industries for nearly 20 years, but being lied to left a sour taste in our mouths. If you aren't an experienced buyer, do get an experienced realtor to guide you through the process and advocate for you to the sales representatives and builders. Overall, with the exception of the fridge and the issue with the sales representative, the experience has been good, and we are enjoying our new townhome.

Thus far I have nothing but good and positive experiences. The quality of the home and efficiency of the product is truly desirable and admired. The service and follow up from Frank (Construction Manager) in regards to issues or questions has been on point with the issues getting resolved in a timely manner. For my wife and myself that is all we can ask for someone that responsive/ communicates and getting things completed/ fixed/ tended to. Very grateful for the professionalism.
