You know the story -- my closing was delayed a little over 24 hours before August 12, 2026. I was on the phone transferring utilities when I got the text message from my realtor. The prices of the townhomes went down drastically after my purchase, and I have the plainest elevation you can buy. It took me over two weeks to find out why the closing was delayed. I had to reach out to a third party to find answers, and finally I heard from Meritage that the plats of survey were not filed with the City of Mebane and Orange County before the scheduled closing (one was filed on 8/20/26 -- what a joke). At this point, I forgot his name because I have been through **** with you people. You gave me the option to get out of the contract. Believe me, if there was a quick move-in townhome available on the market in Mebane, I would have. I decided to put my faith in you and had hopes that a closing could happen before the end of August. You did give me the $5,000 allowance for the inconvenience. I was told I would get a link to a portal on closing day. I was instructed to have all my receipts in ONE file. Well, that was a complete screw up as well. My realtor and I had to keep reaching out to Cynthia. I got the same story -- this has never happened before. You had almost 5 weeks before my September closing to get this portal going. I know now I wasn't a priority. It took 3 weeks to get the portal. AND, I had to recreate the wheel and generate line items. I had to rescan scans as I didn't keep the originals. That was a nightmare! This whole experience was nothing but a fight. I love the floor plan of the home, I love the subdivision, and I had a vision on how I was going to set my home up -- I do not love Meritage. This is the 3rd brand new home I have purchased. I have never seen such sloppy craftmanship when it comes to the painting on a lot of the doors and framework. My quartz counters and some of my sinks are loaded with glue or caulk. I spend a lot of time scrapping paint drips from the floors. Next Wednesday, I will be having a lot of work done to correct this. I think you would be better off and it would be more cost effective for you if Meritage hired better tradesmen. Oh, and I forgot to mention the gouge marks on the brand new tub in the guest bathroom. How does this go unmissed by the person installing it??? I gave Austin high ratings as a Construction Manager in the beginning. I take that back. He told me at the inspection that the home would be power washed. Most of the siding is filthy. Jennifer agreed to have this done next Thursday. Austin lied to me and said the home was power washed. There are huge white stains in the front of the house. I have a video I made depicting the back siding and you can clearly see the filth. The homes next to me are beautiful and clean. It actually made me cry as I feel even more overlooked. Austin suggested I get the product called "Pink Stuff" to clean the siding. Yeah, a 64 year old widow with vertigo is going to climb up a ladder to clean a 2-story home. In retrospect, I find it a joke that he didn't know the answer during my inspection if you guys cut the backyard. I had to wait two weeks to get that answer. Real educated. This whole ordeal made me feel like I was beat up by a bunch of thugs. Being that I'm on my own without my husband who passed hasn't been easy. Austin did arrange for a trailer to move my things out of my friend's home -- you have the explanation in the expenses I submitted so I'm not going to rewrite that joke! One thing I did not put in there was when the trailer was delivered to the townhome, there was one guy who couldn't speak English. I was starting to unhook the trailer and was going to leave it in the driveway. I had to scream at Austin that my 70-year-old friend and I couldn't lift 80 lb. boxes. Someone called the guy and this poor man carried up huge heavy boxes to the 2nd floor. My friend and I helped carry in the boxes we could handle. That was a huge stress bomb! I did not have a good experience with Cynthia. She didn't produce the link to the portal until I threatened to call someone in your finance department as I kept getting the same line "this has never happened before". My realtor would reach out, and her response was you'll hear something next Monday. Again, it took 3 weeks after closing. It seems you people don't communicate with each other. The entire truth about the survey plats should have been conveyed to me immediately. I even contacted the City of Mebane to find some answers. NOW, I WONDER IF I WILL SEE MY REIMBURSEMENT ALLOWANCE BEFORE CHRISTMAS. I WOULD HOPE YOU PEOPLE WOULD STOP OVERLOOKING ME. I LIKE TO WRITE REVIEWS. I've refrained from putting this out in public, as I hope we can move forward and work together.

Meritage has really raised the bar when it comes to new developments. The buyer incentives, price for the size of the homes, responsiveness and the overall feeling that we were heard when we had questions was phenomenal. The sales representatives worked well together when our sales rep wasn’t available and Cody went above and beyond to get our house ready for when we needed it. He made it happen and we are very appreciative of his hard work.

We are truly grateful for the attentiveness of the representatives of Meritage Homes, their builder Austin and the talented staff who constructed such an amazing home. Their attention to detail and profound sense of care is evident with the home and every encounter we have had with them and their staff.

As our fourth home and first new build, we expected better quality and attention to detail in finishes. That is not to say "high-end" finishes, but the quality of work, professionalism, and attention to detail that indicated the builder actually cared about the level and quality of product (and reputation) being put out. I am sure Meritage is in line with Lennar, Centex, D.R. Horton, McKee, etc.; however, we expected more from Meritage based on research and online reviews.

Meritage Homes is great as long as there are no issues faced, but its hard to get team’s attention on any reported issue without months passing by. And the sales team doesn’t have minimum courtesy to be in communication with customer once the sale is done.
