Horrible experience. JTB agreed with a signed contract to complete repairs from our home inspection. Promised everything was done even though it was obvious not everything was done. Home reinspection after closing proved items were not completed. JTB refused to cooperate. Would never recommend them to anyone.

So far, we have not seen anything that has gone to even a basic level of expectation. The home exterior was filthy when we moved in and there was an excuse. The final grading of the property wasn't done. There was an excuse. Touchups were not done in before closing. There was an excuse. When you pay over a 1/2 million dollars for a home...you would think that there would SOME LEVEL of detailed craftsmanship and caring to make the home in the absolute best shape possible. Nope. We had to fight with JTB, and still doing that, to get any level of normalcy. The selling realtor was also less than helpful with any level of information. If ANY OTHER REALTOR was available other than Ginger, it would have been amazing. She never was easy to deal and was incredibly condescending. We still have outstanding issues with JTB and their vendors. We shall see how it goes...if I were choose between JTB and our previous builder Eastbrook, I would go back to Eastbrook in a heartbeat based on their customer service.

Overall, very positive however there were some things that we think could have been done better/considered in your building process. The design phase was compressed somewhat due to our timeline however we think that there could have been a little more focus/flexibility in terms of the options available for such things as fixtures, lighting choices and in particular a little deeper dive into the kitchen design. For us, the kitchen is an important part of our home and little time was spent on cabinet options and overall design. We were very surprised that options such as pull out shelving was not available. Same held true of the bathroom design. For instance, the free standing tub that we chose and the subsequent tile that was necessary for that tub was part of our design. We were then told that the tub was not available and had to settle for a soakinig tub that we didn't even know was an option. Not a huge deal but we may have chosen a different flooring rather than tile. In addition, bathroom fixture options that were included were ok however when choosing upgraded fixtures, the pricing seemed to reflect retail pricing for those upgrades with no credit back for the basic, included fixtures. There were aspects of the bathroom designs that were planned incorrectly in the drawings, such as water supply for shower placed on an outside wall, the cubbies within the Primary shower as well as the placement of the diverter for a hand wand. In addition, on our final walk through we discovered only one towel hanger in the Primary bath while the downstairs bath had 4. Doesn't make sense that there was only one towel hanger in the Primary shower. On an installation note, the towel rings for the Primary sinks were placed directly above the electrical outlets, impeding the use of a hairdryer, night lights and anything else one would use the outlets for. An offset of either the rings or the outlets would have made more sense. We experienced a need to choose different LVP flooring at the last minute due to some sort of change in suppliers, not a small decision and particularly when we were not living in town to go to the design center to choose an available flooring. While we were able to find a local dealer to see the choice in person, this was a bit of a panic for us as flooring cannot be changed. Outdoor lighting was the same situation, with our choices not available when it came time for installation and we had to make a game time decision with much back and forth to get to the final choice. Ceiling fans in the lower level were installed however no flush mount fan was in the list of available fans which resulted in ceiling fans hung way too low. Flush mounted fans should ALWAYS be a choice in lower level rooms. As it relates to ceiling fans, all fans with the exception of the Primary bedroom and the Living room have remotes to adjust fan speed and direction, both places where it's not easy to reach the pull chain to adjust. As a suggestion, buyers should be made aware of the hard water situation in Rockford and discuss this up front with buyers so that they can plan to install water softening equipment and be able to isolate hose bibs from the softening systems so as not to risk killing plants by watering with softened water. It seems that a very small investment in plumbing design at the water main point in the house would allow owners an easy way to invest in such systems. On a very positive note, the fit and finish of the trim, the quality of the painting throughout the house and the construction in general are exceptional. The very best part of our experience was working with our construction supervisor, Cody, was exceptional. Cody is a problem solver, one that takes a very personal ownership of his builds and looks at all issues as if it were his house under construction and asked himself if he would be satisfied with the end result. We had made provisions for an expanded driveway, agreed to the additional concrete costs and designs which we were told were approved during the design phase. When it came down to it there was an issue with Rockford code for the size of the curb cut which did not allow what we had agreed to. Cody went above and beyond to work with the city to create an alterative that we were very happy with and that the City would approve. Great problem solving by Cody. We cannot say enough good things about him and he's a stellar representative of JTB Homes.

All of my construction concerns were met with “passed inspection”. The quality just isn’t here. Paid high quality prices for many builder grade products. Fit and finish is okay- very attractive at first glance but closer inspection gives a different story - but that is part of the design process.

The walk-thru left a couple of questions unanswered. I would still like the opportunity to have a short meeting with the builder or someone who is intimately familiar with the operation of the systems and features in the condo.

I was promised things before I closed and still hasn't been done. My plants in the landscape are dead and or dieing and no response from JTB once you sign papers they drop you like a rock, they don't care as much as they advertise.
